10 Signs Your Flat Roof Needs Replacing

Flat roofs are widely used in residential extensions, garages and commercial buildings. This is because the great things about flat roofs are that they’re cost-effective, look modern and can be efficiently installed. However, like any roofing system, flat roofs don’t last forever.

With prolonged exposure to heat, UV, weather and water, deterioration occurs; eventually, a complete flat roof replacement will be needed. But how can you tell when your flat roof needs to be replaced? Here are the signs that flat roof installation is required for either your domestic or commercial property:

1. Persistent water pooling

Flat roofs are designed with a slight slope so as to prevent water from pooling. Instead, water can drain away freely. However, if you notice standing water that stays on the roof for more than 48 hours, then it can signal a drainage issue or structural sagging.

While it might not seem like a big deal, repeated water pooling accelerates roof deterioration as it weakens the roofing material, therefore increasing the chances of leaks. As such, it’s important that these issues are addressed before it gets out of hand.

If you find that water is consistently collecting in the same areas, then it indicates the roof structure is beginning to fail. With this in mind, flat roof replacement should be carried out to protect the integrity of the roofing structure and the building itself.

2. Frequent leaks & water stains

One of the most common and clearest signs that you need to have a new flat roof installation is repeated leaks entering the property. It’s also apparent if you see water stains on ceilings or walls. Not only can this signal old roof damage, but it can also indicate current problems that are occurring.

Peeling paint and damp patches also indicate that excess moisture is seeping past the waterproof membrane and entering the building. While minor leaks can be repaired by a professional, recurring leaks across several areas often signal the need to have a new flat roof installed as soon as possible.

3. Visible cracks or splits in the roofing membrane

Flat roofs rely heavily on waterproof membranes, such as EPDM rubber, modified bitumen or built-up roofing, in order to function properly. However, over time, these materials can develop cracks, slpilts or blisters when they near the end of their life.

This often occurs as a result of prolonged moisture, UV exposure, temperature changes and general wear and tear over the years. If these defects appear across large sections of the roof, then repairs may no longer be sufficient, and so a full replacement by way of flat roof installation is the most reliable solution in this case.

4. Bubbling or blistering is occurring

Blisters or bubbles will form in your flat roof when air or moisture becomes trapped beneath the roofing material itself. This happens as a result of poor flat roof installation, ageing roofing materials or prolonged exposure to heat.

Small blisters may not cause leaks initially, but when that blistering or bubbling is widespread, it weakens the roof’s protective layer, eventually leading to water infiltration. If you’re experiencing bubbling or blistering in the roof, then it’s time to think seriously about having a flat roof replacement.

5. Areas of the roof are sagging

A flat roof, when damaged or failing, will often present some tell-tale signs. One of those signs is sagging or dipping in certain areas. This happens when the roof deck or supporting structure below is beginning to fail. Often, it’s down to prolonged water accumulation, structural stress or even weakened or ageing roofing materials. This is a serious issue that usually requires professional inspection and a new flat roof installation that will stand the test of time, when carried out expertly by Amber Flat Roofing.

6. Damaged flashing

Flashing is installed around roof edges, vents, skylights, extensions, conservatories and chimneys. It’s installed to prevent water ingress into vulnerable joints and, ultimately, into the property itself. If flashing becomes loose, cracked or corroded, then water has the potential to seep beneath the roofing material and into the property below. If flashing damage is widespread or the surrounding roof material has deteriorated, replacing the entire roof may be the most effective long-term fix, both financially and structurally.

7. Energy bills are rising

A failing roof will need flat roof replacement if you notice that your energy bills are starting to rise. This is because a flat roof in need of repair can compromise the insulation and general energy efficiency of the property, whether commercial or domestic.

Gaps, cracks, and moisture damage may allow heat to escape during the winter and enter during the summer months. Not only can this provide the perfect breeding ground for mould, but it also increases both heating and cooling costs during both the hottest and the coldest months of the year.

If this is the case, then it’s worth having your roof inspected. This will determine whether flat roof installation is required to solve the problem. It may be that a simple repair is needed. The team here at Amber Flat Roofing can deliver flat roof replacement services and repairs.

8. The roof is old

If the roof itself is old, nearing 15-30 years (depending on the material), for instance, then it’s usually a good indicator that new roof installation is required. If the roof you have is approaching or exceeding its lifespan, then replacing it before any major issues can occur is a sensible idea.

New roof installation is far more cost-effective than paying for numerous repairs or experiencing property that has suffered water damage. This can often include the replacement of flooring, skirting boards, plaster, wallpaper and even personal items. Those are just a few things that a leaking roof can damage.

9. You have problems with mould

When a roof leaks, it allows excess moisture to enter the building. This, combined with warmth and little ventilation, is a breeding ground for mould. If you notice musty smells, dark spots on the ceiling or even mould in the loft, then it’s a good indicator that the roof is allowing water into the property.

This is also the same with outbuildings, like garages. We are able to carry out garage roof installation, also. Not only can this damage the building structure, but it also damages property. In addition, it has an extremely negative effect on indoor air quality and health.

As such, it’s important that these issues are dealt with as soon as possible. The most effective way is to undergo a new roof installation. Amber Flat Roofing can repair or replace flat and pitched roofs with expert precision and care.

10. Frequent repairs are required

If you’re making frequent repairs to your roof, then it’s time to have your roof either repaired or replaced entirely. Not only can frequent roof repairs take time, but they can also be costly. In addition, repeated patchwork repairs can cause more harm than good. This is because they allow for more leaks and it weakens the roofing felt overall. If you’re constantly repairing sections of your roof, then it’s time to have the roof professionally repaired or replaced.
